Our farmhouse is in unlit countryside and the yard is at the end of a narrow winding road 3 miles from the main A482 at Pumsaint. There is a stretch of unmade stone forestry track prior to Five Saints and then once through Five Saints gate there is 150yds of an unmade and uneven natural stone road to the house and yard.
Parking for 3 cars is available in front of the house facing stone barn and there is further parking facing the fence at the bottom of the yard for another 3 and round the back of the stone barn in the farmyard there is space for 3 more vehicles. The surface is uneven river stone and can be muddy in wet weather. There is lighting on the front of the house for parking there but not for any other area. Luggage can be dropped off at the main door to the house before parking in areas away from the house.
The front door of the main house is straight off the stone yard has 2 concrete steps up to it through a small porch. There is an overhead outside light on the porch gable end. The door to the B&B annexe is through an iron gate and along a short concrete path with 2 solar lights by it and there is a step up through the door, which has an outside light to the right of the door.
This is located on the ground floor of the main house to the right of the front door. There is one round table seating 3 persons by the front window with a settle and farmhouse wooden chairs, one gate leg table with wooden chairs seating 2 persons by the rayburn and a large oblong table with wooden chairs seating 6/8 persons in a separate alcove at the rear of the dining area by the back window. All guests are served at the tables for breakfast and evening meals. The flooring is sea grass matting with rugs and room has ample overhead lighting.
This is located on the ground floor of the main house to the left of the front door. The floor is quarry tiled with a large central rug and overhead light. There is a wood burning stove at far end and 2 x 2 seater settees plus one wicker armchair and small magazine rack table to put drinks on, tea/coffee are served here in the afternoon and after evening meals if required. There is also a TV & DVD player for guests use with remote control.
There is quarry tile flooring with doormats to the hallway with overhead and wall lights to the hallway and staircase with handrail leading to upstairs bedroom. Umbrellas and stand are here for guest use and a clothes rail for outdoor coats and area for outdoor boots. For wet clothing there is a drying cupboard in the main cottage boot room and a tumble dryer in the tack room to dry guests clothes. There is a wall clock, local attractions notice board with leaflets and guest comments book and small fire extinguisher.
There are 2 guest bedrooms centrally heated in the B&B annexe attached to the left of the main house. There is a private side entrance door through a private garden.
On the ground floor there is a family room with double bed and full size bunk beds all fitted with duvet and pillows. There is a wardrobe, bureau with mirror above, 2 small chests of drawers next to double and bunk beds, full length mirror, 2 seater settee and reclining armchair, ottoman, coffee table and TV and DVD with remote control, electric kettle for tea/coffee making, hairdryer, waste bin, tissue box.
It is carpeted throughout with overhead lighting and table lights to beds plus and standard lamp to side of settee and armchair. There is a ceiling mounted smoke alarm and all electric sockets are floor level.
In the ensuite bathroom there is carpet flooring with bath and toilet mats, bath with bath matt for a mixer tap shower attachment, pedestal washbasin and toilet, small cork topped seat, waste bin, mirror with shaver point and light above washbasin, an overhead electric bar heater above the door with pull switch and overhead lighting and extractor fan with pull switch. Bath and hand towels are provided with toilet rolls, sanitary towel bags, soap, flannel, shampoo/conditioner sachets, shower caps and room spray.
Leading from the small hallway is a carpeted staircase with handrail to the first floor family room with 2 x standard single wooden beds and full size bunk beds all fitted with duvets and pillows. There is a wardrobe with full length mirror, antique marble washstand and stool used as a dressing table, TV with remote control, electric kettle for tea/coffee making, waste bin, hairdryer, 2 x bedside chests to single beds and a tall chest of drawers with small mirror to bunk beds. It is carpeted throughout with ample overhead lighting and table lamps to beds. There is a ceiling mounted smoke alarm and all electric sockets are floor level.

Five Saints may not be suitable for wheelchair use due to the uneven surface and sloping nature of the yard, there are also steps in and out of the main buildings.
